LDA Approved New Launching Projects

In its 188th Board meeting (held in December 2025), the Lucknow Development Authority (LDA) approved the Detailed Project Reports (DPRs) for seven new private townships. These projects are part of the Uttar Pradesh Township Policy 2023 and represent a massive investment of approximately Rs. 10,000 crore. The Lucknow Development Authority (LDA) has significantly expanded its portfolio of integrated townships recently, approving several massive projects under the "Chief Minister's Urban Expansion Scheme" and clearing multiple private developer townships. These townships are primarily concentrated in the high-growth tehsils of Mohanlalganj and Sarojininagar. Below is the list of major LDA-approved and government-backed integrated townships in Lucknow as of early 2026:

 

LDA Government-Backed Townships (Launching 2026)

These are the newest flagship projects approved by the LDA board, strategically located along major highways and the Kisan Path (Outer Ring Road).

As of late 2025 and early 2026, the LDA has cleared Detailed Project Reports (DPRs) for seven new private townships spanning approximately 385 acres. Key developers involved in these approved projects include:

 Omaxe Limited: Known for large-scale integrated developments.

 Durga Greens: Approved for new township development.

 Baba Infra: Part of the newly cleared private sector projects.

 Avichal Infra Bilch: Focused on planned residential pockets.

 Smap Builders: Approved for integrated housing and commercial zones.

 Neelendra's Constructions: Cleared for new development in high-growth corridors.

 

Established LDA Approved Integrated Townships

These are existing or nearly completed townships that remain popular choices:

  •  Sahu City: Located on Sultanpur Road, a well-known integrated project.
  •  Lucknow Greens: A 125-acre integrated township on Sultanpur Road (NH-56) by Wing Constructions.
  •  Kailasha Enclave: An LDA-approved residential township in Arjunganj/Sultanpur Road.
  •  Eldeco City: A large-scale township on IIM Road/Sitapur Road.
  •  Ansal API (Sushant Golf City): One of the largest hi-tech integrated townships in North India, located on Shaheed Path.

 


1. Omaxe Limited

 Status: DPR Cleared for a new expansion.

 Context: Omaxe is already a dominant player in Lucknow with its "Omaxe Metro City" on Raebareli Road. The new approval allows them to expand their integrated living model, which typically includes high-end villas, group housing, and SCOs (Shop-cum-Offices).

 

2. Durga Greens Infratech

 Location Focus: Sultanpur Road corridor.

 Details: This project is set to be a major residential hub. Durga Greens often focuses on gated plot communities and row houses. Their cleared DPR marks one of the larger land parcels among the seven, aimed at organized urban living with dedicated green zones.

 

3. Baba Infra Developers

 Focus: Residential and commercial mix.

 Details: This developer has been cleared to develop a planned township that will include modern drainage, internal wide-road networks, and dedicated community centers.

 

4. Smap Builders & Developers

 Project Style: Integrated residential pockets.

 Details: Smap's cleared layout emphasizes "planned development," meaning they must adhere to strict LDA norms for open spaces (minimum 15% green area) and public utilities before they can sell individual units or plots.

 

5. Neelendra’s Constructions

 History: Known for projects like "Amity Greens" and "Kamini Enclave" in Gomti Nagar Extension.

 New Township: Their newly cleared DPR is expected to bring luxury-themed residential layouts and independent floors to the Mohanlalganj / Sarojininagar periphery, leveraging their experience in high-end infrastructure.

 

6. Avichal Infra Build

 Location: Mohanlalganj area.

 Details: Avichal Infra has received the nod to develop a township that will specifically cater to the rising demand for housing near the Outer Ring Road (Kisan Path), focusing on connectivity and self-sustaining infrastructure.

 

7. Bilch (Associated with Avichal/Private Consortium)

 Context: Often cited alongside Avichal Infra, this project involves a specific land parcel cleared for "integrated" status, ensuring that the development is not just a housing colony but includes commercial and institutional (schools/clinics) zones within its boundaries.

 

Key Compliance & Infrastructure Features

The LDA has mandated that these seven townships must follow the Building Construction and Development By-Laws 2025, which include:

  •  Green Spaces: Minimum 15% of the total area must be reserved for parks and green belts.
  •  EWS Housing: A portion of the land or a specific number of units must be dedicated to the Economically Weaker Section (EWS) to ensure inclusive growth.
  •  Self-Sustaining Utilities: Developers are responsible for internal Sewage Treatment Plants (STPs), underground cabling, and rainwater harvesting.

 

Investment Outlook

These approvals are intended to "reshape the residential landscape" of Lucknow by moving the population density away from the congested city center toward the Mohan Road, Sultanpur Road, and Raebareli Road corridors. 

Note for Buyers: Always verify the specific RERA registration number and the latest LDA layout approval for individual blocks or phases before making an investment, as approvals can be specific to certain land parcels within a larger area.
